To lead on opportunities for letting surplus space, negotiate and conclude lettings to third parties to grow revenue income and add investment value to the Group Corporate Real Estate Portfolio.
To lead on any future Group Property Investment and valuation matters regarding possible acquisitions, relocation, space management, fit-outs, planning and development and disposals of property assets.
To assist with the management of QinetiQ Property portfolio including freehold and leasehold assets.
To lead on the cost effective rationalisation and asset management (optimisation, utilisation and investment) including valuation matters though the life cycle of property.
To lead on all aspects of Landlord and Tenant matters from new lettings, lease renewals, re-gearing, rent review to licences for alterations, alienation and dilapidations.
To provide added value and customer services support as a business partner on corporate real estate and change management projects undertaken by key business stakeholders cross QinetiQ.
To ensure lease contract compliance from the leasehold estate and third party tenants
An active participant in the delivery of Team targets and objectives.
Key Accountabilities
To lead on opportunities for letting surplus space, negotiate and conclude lettings to third parties to grow revenue income and add investment value to the Group Corporate Real Estate Portfolio.
To deputise for the Head of Group Real Estate Property where required
To lead a small team of commercial and estate surveyors and external consultants including their effective performance management in delivering both Group Property and QinetiQ business targets.
To lead and manage the day of all aspects of the commercial and estate team administration including representing the commercial team on all internal and external meetings with the group business and key stakeholders.
To grow and protect third party income through the negotiation of new leases, tenant expansion and lease restructuring opportunities.
To prepare group property business cases for investment and asset management.
To advise stakeholders on property matters to protect QinetiQ’s property interests
Management of tenant service charges, billing and cost recovery.
Accurate recording and maintenance of property records and reporting.
Ensure tasks are carried out within budget and to time
Ensuring lease compliance
Key Capabilities/Knowledge
Highly competent Surveyor with good working knowledge of Property Law and its application
I.T – Fluent in Microsoft office packages and literate in general I.T matters appropriate for the position.
Skilled negotiator
Excellent oral, written, presentation and interpersonal skills.
Able to work to meet challenging schedules within a competitive environment.
Ability to work independently but supporting a broad range of individuals at varying levels, both within QinetiQ and externally, including the general public. Excellent communication skills.
Understanding of QQ H & S Policy
Ability to multi task with strong organisational skills
Flexibility and adaptability in a fast changing environment.
Experience & Qualifications
BSc Degree in Estate Management or equivalent RICS accredited degree qualification
Chartered Surveyor with a minimum of 10 years working experience dealing with commercial real estate.
